Most know or have heard its a HOT seller's market right now. Multiple offers, minimal negotiations, repairs and credits rare from sellers, if you don't want the house another buyer is right behind you that does. Operating under these conditions is the name of the game right now.
After you have been pre-approved and we are ready to go house shopping here is the most efficient process to go about it:
1) I will send you a first initial list of everything active as of that minute. After that I will set you up on my 24hr direct from MLS auto notifications. Anytime a listing hits the market it will drop right in your email. My system will do all the work for you. The difference with my system is its on the hr accurate Unlike many sites out there like Realtor.com, Zillow, Zip, Redfin, Home Finder, they are simply not accurate and often times misleading to the public which can be frustrating and a waste of your time.
2) Once you go through the first initial list I send you and I check out what you have found I will set up anything that is available with no offers to show you right away. In this market we must be aggressive. Whats available today may not be available tomorrow or the weekend. Most listing agents and sellers are reviewing offers and going pending within 7-10 days of a new listing hitting the market (8/2/2013) Anything nice that is priced right is getting multiple offers due to low rates and low inventory.
3)once we find something you like we write an offer right away (same day) and get it submitted. Often times we will need to write our offer 3% to 10% over asking price, that's the current market we're in (8/2/2013). How an offer is written, when it is submitted, how it is presented are all going to be key factors in getting an offer accepted in the multiple offer situations. I have this down to a science and will make it as smooth as possible but be prepared not to get to excited about any one property as sometimes it takes writing several offers in this current market to get something.
