Current Livermore Real Estate market update from Steve:
The Livermore market is still flowing fairly well, however, Less buyers coming through open houses, average days on market is 13 to 25 days. About half of the Livermore properties on MLS have been on the market 20 days or more. About 30% of current properties on the market have had price reductions.
On the flip side of that there has still been 50 pending's in the past 45 days. Rates are still incredibly low providing ...sustainable affordability still in Livermore! Livermore truly is its own animal IMO.
The key is to get your home sold quick has changed from "push the last highest comp plus 5-10%" to "list your home under the last highest comp by about 5-7%" and it should get multiple offers and sell quick. In order for your home to sell quick right now it needs to offer the most bang for the buck.
As long as buyers have several options with the large influx of inventory coming on lately, your home will sit longer. If your priced better than the other homes buyers have options with that have been sitting and offer the best value, your home will still sell quick in the Livermore market.
